@Chin P. im thinking about the roommate thing, since I have empty rooms.
@Rob Rice thanks a bunch!
Yes @Rob Rice I'm getting into RE Investing to create wealth not debt. My plan is to get educated in the areas I'm interested in investing and how to finance the deals. I am on the path to gaining knowledge, I will focus on wholesaling to build a cash reserve ( at least thats one of my strategies) as I get involved with a local REIA to network with other investors, contractors and lenders. Thanks for sharing.

@Jim Pellerin you are so right about the debt to income concern when borrowing and I definitely don't want to do that. Thanks for the advice. I need to narrorw my scope and consider another option.
So here's the situation:
I have a house (mortgage), good credit, and a job- and big Faith! :)
I figure I need $30K to start investing... I know about the no money down deals but beginner investor and it will be a challenge to get funds that way, right now. So my question is How would you try to generate that kind of money? I thought about line of credit, home equity loan, personal loan... But are they really good options. I would like to flip a property or buy a duplex or townhouse to rent out. I realize making money in RE investing is work but I do believe I can do it. I just need to get that first deal under my belt. Any suggestions?
Thank you all in advance.
PS - give it to me straight, if my thinking is off let me know! Thx!
