All, I am looking for a real estate agent who has experience working with out of state investors who invest in section 8 homes and can potentially help with property management as well. @John Warren Appreciate the advice. I am surprised you mentioned painting the condo in this price range. I had a professional painting service and a local GC(work referral) quote me $2.50 - $3.00 sq ft. Mind you, this was not the full condo just the master bed, bath and living room(baseboards, ceilings and wall.)

I was wondering if anyone has any recommendations for investor friendly GC's? I need to repaint a 2bd/2ba condo and a potential kitchen remod in the future.
Does anyone have a referral for a investor friendly Chicago relator? I am looking to use my FHA to move into a 2-4 unit home. Move date around mid July. Would like to start a relationship with a relator that I can eventually grow my portfolio with.

New to BP so I apologize in advance for the ignorance. My biggest question for turnkey properties and companies that offer them is why would they market these to investors? If they are good properties that are cash flowing with good tenants why not just keep them?
Hope someone can help. Not trying to be cynical just looking for some transparency
