When you get in to this game you should try your best to keep yourself and your numbers in a position where you are not hungry. whenever you are in the position to pass on applicants you get the best tenants by default because it is not about the move in cash, its about a long term flowing financial relationship. Keep yourself in a position of patience. That is what I base my numbers on.

Would you be trying to Re-Fi to get the whole ARV out of the property? Thats the only way i see your payment climbing to $1300 P/Mo. (Which is really 1500 ish P/Mo PTI) If there is that much meat on the bone why wouldn't you just Re-Fi for a lower amount and leave some equity in the place and your monthly income will be in the black.What are the taxes? New Jersey, Taxes,UGGGH

Go to meetups, stay on bigger pockets and search for deals and motivated sellers that possibly would not mind holding the note “ lease optioning” an investment property to you. This would get you up and on your property investing feet with minimal down payment. You just have to tap in to your relationship building skills.

Hey Aisha! I have protection plans on my new appliances in my rentals. I just factured that in to my rental charges as long as the plan charges weren’t to outrageous.This way the tenant paid for the protection plan on appliances that they were using anyway.

I think it depends on what type of rentals that you have. I specialize in rooms and efficiencies. I maximize my buildings within reason which gives me a better guarantee on my ability to weather the possibility of a downturn. I leverage these buildings as much as poss.  I love having liquid money for other cash acquisitions.
