Good  comet by @Patrick L.  A couple years ago, I consulted an attorney in my state about the same.  He said unless the tenant had assets or money, get over it and move on.

@Account Closed Thanks. So the court eviction process does the filing to impact the credit report and background check. No special action required by the landlord, right?

Carpet doesn't belong in rentals.  Assume it was a loss when your turned over possession.  Put down laminate and move on.

Just make sure the utilities are shifted before your turn over possession early.

I would run away from an out of state $53K Class C deal deal in Cleveland as fast as my old legs could carry me.

I would follow Melvin's recommendation then.  It also enables you to develop a local relationship.  Relationships with bankers, plumbers, HVAC, roofers, realtors, lawyers, electricians, etc can make you or break you.

I've used Lowes Project Source laminate with felt paper under payment for 10 or so rental houses. Around .68 Sq  Ft, goes down easy, looks good, very resident, residents like it.

I've been with USAA for 35 years but found Pentagon Federal Credit Union and home equity loans was the best option for me.

A prospective resident told me the previous three properties she had rented had burned down.  However, only two of them were her fault.
