Bought my first rental house as a hobby project in '08.  $68K purchase, $20K rehab.  Rented to same lady for 14 years.  I think I've been to the property maybe 10 times.  Current comp is $263K.  The good old days for investors.

 Everything is getting kicked in the teeth right now.  Bitcoin is getting shot in the head.  As it should.  It was a scam from the get-go in 2009.

The Federal Reserve and all central banks should allow the entire crypto-currency industry to collapse without any aid. The industry was a bait and switch scam from the beginning, mostly used for illegal activity. The industry titans resisted all forms of regulation and oversight. The tax payers of the world cannot pick up the tab for this waste of energy and so-called "innovation." It needs to be stopped now before some form of this arises in the so-called metaverse, where tech titans want to shift the entire economy over to so they can extract profits and not be responsible for any of the negative side effects. Stop it all now!

Agree.  Mr @Eric Carr has lectured me endlessly regarding my ignorance of Bitcoin greatness.

You will find no satisfaction going after people with nothing to lose.  I suspect you are tired of dealing with the whole situation.  Sell 'as is' and move on with life.

Exactly what you desire in an alternative currency - a 23% drop over the weekend and exchanges freezing your assets.  What's not to love about Bitcoin, the biggest waste of technology, time and resources since ever. 

A tenant threatening to call a lawyer worries me about as much as threatening to call their chiropractor. M2M rental agreements so you can deal with this stuff immediately.  Time to revisit the screening process for lessons learned. 

Just curious, who selected the tenant and how long were they there?
