This may have been asked already but how do you protect against shenanigans?  Renting to UGA fans for home football games seems that would invite vandalism and god knows what.  Does the rental price keep those kind of fans away?

Thanks for the feedback.

So all in all where are the best downtown adjacent areas to get the best cash flow?  I was browsing yesterday and saw they built a new community over where Perry homes used to be. $300k houses.  In the immediate vicinity, there are older homes or newish small homes built on small lots for under $100k that could be rehabbed and rented.  Is that area desirable for renting?

Again, I haven't been over to that part of town in years (er decades).  So I don't know what it is like now.  Thanks in advance.

Thanks @J Scott... One day soon i will pick up your book.  I was inquiring about ATL because i am from there and it may be a lower cost alternative to doing things here in LA.

What areas around the metro area did you do most or many of your flips?

Hi Everyone...

I was wondering all of you who have done fix and flips in SoCal (particularly closer to LA proper) and ATLANTA area could help me out.

I want to establish some rules of thumb for how much certain things cost because I have no idea.  So from your own experience, could you please reply back with some figures?  I realize it will be a range based on who does the work but right now I have no numbers.  It can be ball park figures.

Here is a short list of line items:

  • roofing
  • concrete driveway replacement
  • carpet install (average quality carpet)
  • painting
  • replace old pipes with copper ones
  • pest / termite tenting
  • asbestos/mold abatement

Alternatively, you could give me your ball park numbers that you use for FnF's.. Like x number of $$$ per sq ft to restore an old and decrepit property to modernity.  Thanks for the help

However the problem I could see there is typically one hasn't even looked at the property while it's up for auction. What lender is going to give you money when it doesn't know what it's dealing with?
