Thank you Dick. That’s the confusion. I appreciate your input. NY makes nothing easy.

The MtM premium is a good idea. I’ll also have them sign my month to month with the lesser amount until we reach the 90-day mark. That way everything is covered.

Just acquired my first duplex rental last week. Currently both tenants are month to month and have rented for more than 2 years. NY state says I must give 90-day notice to raise rent. Does this apply to month to month leases? Thanks.

Listened to podcast with Rocky Lalvani: Put Profit First. Bought and read the book Profit First. Listened to Lalvani’s podcasts. Have implanted the system with our construction company. Looking to implement with our rental business.

Any suggestions from anyone using this system with rentals. Each industry has nuances with this system.  Seems I’ll have a lot of accounts. Working on my TAPs currently. Any suggestions would be helpful. Thanks.

Thank you both. Not sure I’m with the best realtor. Any local suggestions?

I’m a new investor in Rochester, NY. Getting some conflicting info about investing in particular city neighborhoods. Any suggestions of streets/neighborhoods to avoid would be great.
