Those items cover the basic business administration curriculum.

My instinct tells me that the tenant is growing something/cooking something he isn't supposed to in there.

Getting knowledgeable enough to make the required money with stock trading makes it another business venture in itself. You said you want to be a landlord with as many properties as possible. That would sidetrack you considerably.

One thought is to make your next purchase a "house hack" through FHA, etc. and live in one of the units for a time. That would keep the down payment and other costs low.

Professionals (and semi-professionals!) need to be VERY careful when they word things to people. I have always hated when people frame opinions as facts. It is not some requirement.

That being said, if there are tax benefits to be had, it can be CONSIDERED. It wouldn't hinge on the number of doors, but the number of dollars.

I was a semi-pro musician off and on for over thirty years. Speaking from experience: they won't stop until they have real negative consequences. That is it. 

They are actually having it pretty good with the neighbors. We had the police called on us. We were fourteen at the time. 

If eviction or fines aren't a threat, then what motivation do the future stars have to stop? Raise the stakes.

Practical advice: It is convenient to practice at home, but there are practice facilities that could be rented. The three sets of parents putting in $25-50 bucks a month for renting a practice facility might be an option to keep them from getting evicted. (But that still may not stop them, because they are more than likely playing for friends at their twice-a-week parties, because that's what I did with musician friends as well.)

Your subconscious agrees. It wrote the description of the option with no downsides that you foresee. (Of course, there are downsides. I am talking about specific ones for your situation.)

1. They planned this course of action all along. The timing screams it (end of semester/quarter). Pursuing them may or may not be something you want to be bothered with.

2. Turn it over as quickly as possible.
