Funny, I have 1 in 38127 and thought I head heard that was the worst area...almost like the problem isn't the zip code!

Sorry! I just now saw your post.

Basically we just hit our 2 year mark of our first investment with MidSouth and we have had 3 turnovers including 2 evictions. Again we have 4 properties so it isn't all on one or two houses, but NOT AT ALL the experience they are selling. After we made ourselves the VERY squeaky wheel for the last 6-8 months, they made a substantial financial effort to get us back on track. They didn't have to, so that is a credit to them, but even so we are not likely to purchase any more properties from them. Our properties are all in Memphis, so Little Rock could be a different experience, I can't speak to that.

Hey Ken, were you able to connect with them? Or how did this play out? I had my first call with them (they aren't quite as busy these days) and now looking for information about the team/company/process.

Within my family we have 4 properties purchase through Mid South. Has NOT been a great experience. I can elaborate if you're still wanting details.

Sorry to revive a dead thread...

I have experienced most of the issues mentioned in this thread. Their property management is lax with issues and not great with communication. We have had a few repairs that make us question the quality of the rehab. And, they make it sound like you are guaranteed rent for the first year, but read more closely. We just barely got a tenant evicted before the 1 yr mark (their guarantee is to re-lease if it is VACANT within the first year). And for how they brag on the quality of tenants we find we just had our 2nd eviction within the first year of ownership. Suffice to say, it's been a bit rough.

Turn key is a great way to get started in real estate, and the prices in Memphis are hard to beat, but I do not recommend Mid South at this point.
It's going to depend largely on what company you are considering and how good they are. Within the family we have 4 rentals in Memphis purchased and managed by Mid South Home Buyers and Mid South Best Rentals. We have not had the best experience... We just had our 2nd property go through eviction within the first year of owning, and another had an unexpected turnover at about month 15 (they had 'just' signed a new lease). The last one is technically fine but the tenant is paying late every month. They have made some steps to smooth out some of our issues, but it seems like their property management is not what they advertise it to be.

I've been pouring through many of those links, watching Zach's videos on youtube, and had an initial consultation with RTR. I have other turnkey rentals and have not had the best experience (in Memphis with Mid South Home Buyers/Mid South Best Rentals). 
Based on the issues I've had, it sounds like RTR handles things quite well. I know you asked for real world experience, just thought I'd share what I do know. I'm looking to move forward with RTR.
