Great question @Jordan M. I would say invest where the numbers make the most sense. The most important thing is to build your “core 4” in that new market. Use BiggerPockets to connect with realtors, property managers, contractors, lenders, and other investors. If you can connect with professionals who have experience working with OOS investors you will be successful!

That sounds like an incredible year @Remington Lyman. How were you able to fund so many purchases so quickly? Was this a combination of house hacking and personal savings? Or also using some hard money?

Hi @Olga M.

You're in a great spot right now. You are confident in your ability to flip a house, and also willing to hold a long-term rental. Why not merge the two together and find a property you can BRRRR? Kansas City is a great market for the BRRRR method, and you could use your 100k to get multiple properties!

Congrats on an awesome deal @Alex Heidenreich! What neighborhood was this deal in? Also if you don’t mind me asking, what is your estimated rehab budget and expected rents? I’ve heard lots of good things about Columbus and am hoping to get into the market sometime next year.

Thanks for the response @Luther Wilson III. Those tips are a great starting point. This may be a basic question but what are you referring to with tax provisions?

My investing partner and I are in the process of creating a partnership operating agreement. We already have one deal lined up in Kansas City, and it is possible we will continue working together in the future. I would love to hear your best tips on what to include in an operating agreement to limit problems in the future?

Hi @Cameron Montgomery. All of the cities you listed would be a great place to invest. I think it’s important you understand exactly what you’re looking for in an investment. Define your criteria very clearly.

Then talk to realtors or property managers on the ground in these cities and see if they can help you achieve your specific goals.

Out of state investing is all about finding a good team local to the area.

Sounds like you have a great plan! If you haven’t already, I would suggest connecting with a realtor or property manager in Kansas City. Reading books and listening to podcasts is definitely helpful, but to reach your goal you need to talk with the people who can get you the deal you’re looking for.

You have a huge advantage living in one of the best real estate markets in the country. I’m sure you’ll meet some great people and get a deal in no time!
