Namon: I wouldn't use Zillow or a Homes.com estimate for a basis for value. A bank/lender wouldn't allow them to be used as a comparable for a loan value amount. They would use the value of the homes on the same street, neighborhood, or a comparable property (sq footage, age, exterior makeup, # of bedrooms and baths). You can also ask a realtor to do a CMA on the property and many will do it for no charge or a small fee. It would be worth it know a most accurate (although not an appraisal value) so that you can make a good offer.

I would check the appraisal district for property valuations on all homes located on that street and in the neighborhood. Some neighborhoods vary greatly in the prices of homes. Take into account adding or reducing the value of features such as number of cars in garage, exterior make up, and age of home as a comparison too!

Hello Everyone!! I am a lifetime resident of Southeast Texas and a full time Real Estate Manager of a 121,000+ sq ft Retail Shopping Center. I also manage several single family residences for owners in the area. My ultimate goal in real estate is to become financially independent (by replacing my current income) so that I can dedicate my efforts to investing full time. I am just beginning my investment opportunities although I have previously owned rental property. I would like to begin with learn wholesaling, add flipping, and ultimately build a portfolio of properties to hold for retirement.
