Hey @Kyle Keller welcome to BP! James is right, a huge benefit of the VA loan is that you can buy a property between 1-4 units. Live in one, rent out the others. I wrote a blog post about the VA loan a few months back with some of this information. 

There are actually a number of different military benefits that can be used with regard to real estate. Navy Federal Credit Union has some great rates, the Small Business Association offers military business loans, and the Veterans Association offers free business advice. Welcome to BP @Gregory A Merrill. I'm an AF guy myself and just got started investing about a year ago. As you can already tell, Bigger Pockets is an awesome resource. I'm glad that you saw the light and didn't get caught up in the 'hustle' of real estate seminars. 

Honestly, the best place to get started in my opinion is by reading. I spent a few months in the beginning by reading everything that I could get my hands on about real estate. It helped me gain perspective on the industry as a whole, and decide what my particular niche was going to be.  I recommend starting here. Once you've found a direction that you're comfortable with, charge straight ahead.

Hey @Bruce Thomas, I've got a quick suggestion. Grab a copy of The Book on Investing in Real Estate with No (and Low) Money Down by Brandon Turner. It's a great read, and he outlines a number of ways that you can do exactly what you asked about.

It's definitely not easy to do. It takes time and effort, but can totally be done. Especially when you live in a place like Edmond. Although its harder to find a deal on the MLS these days in OKC, there are plenty of off-market deals that are ripe for the picking. Best of luck.

Welcome to BP @Jason Stoddard. Congrats on making the decision to pursue real estate. I'm an AF guy myself and found REI in a similar way through "Rich Dad, Poor Dad" as well as the "4 Hr Work Week." etc. It's always preferred to invest where you live, however it isn't impossible to live from afar. Personally, I live in a small town in New Mexico, but I invest in Oklahoma City (6 hrs away). It has worked out so far, but that's because all of the properties I have bought were off of the MLS and through a real estate agent. However, it's much harder to find off-market properties (where the real DEALS are) because I don't live there. So it's do-able...just a lot more difficult. Food for thought. I'm glad you decided to start now instead of waiting 10 years...I had a similar debate with myself about a year ago but opted to buy my first buy & hold back in April instead of waiting. @Steven Francis welcome to BP brother! I'm an AF guy myself and just got started investing within the last year. I'm actually in the process of trying to compile all of the resources for vets out there that I'm aware of (SBA Loans, GI Bill, NFCU lines of credit etc)...but in the mean time, I wrote up a blog post about the VA loan a few months ago. There are actually a lot of aspects of the VA loan that not many people are aware of. I'd start by reading the VA Lenders Guide if you are interested in it. Hope this helps man. I'll keep you in the loop when I come up with more stuff.
