Usually due to the integrity of the property, the first thing you want to do is have an engineer to inspect the property and determine what would need to happen to cure the structural integrity issues of a burnt building and draft new plans in order to get it to a habitable condition

It depends your goals. If it is more about the cashflow income, than equity will be less important than your analysis of it's potential cashflow.

I do construction management for investors and I usually find them good contractors at good prices.

Hello all, 

I'm a contractor looking at land for sale, and I found one where I can build a SFR house 4 beds/3 bath and an Accessory Dwelling Unit in the back. I wanted to hold it for cashflow, and I wanted to ask some experts what their experience in getting more rent by renting each room of the front home and ADU in the back (either furnished or unfurnished)

If you are offering continuous work to the realtor and this is discussed ahead of time, there is nothing inherently wrong with requesting this.  If you are already in the process of hiring the realtor and start asking for a discount after it has already been agreed upon, that's a different story.

So I'm speaking strictly as a contractor: 

I have only a few cases and it was during Covid where we had huge price increases in a few months time. (We had lumber quote go from $8k up to nearly $14k in a spam of a few months!) 

I don't think it's unreasonable to have a price escalation clause if they can prove the difference as I have with my clients. The main thing I would demand is proof.  They should be able to show you from a vendor the price increases they received to validate the claim.
