I've spent a few thousand dollars on "coaching" that in the end was not too useful to me. Thanks to everyone who posted here! This was so invaluable as a cash-strapped new investor seeking a road map!!!

Well, I had 2 people ask me to make an offer. The rest stated they were not interested, so it made the response rate actually 3%. 

I'm turning it up to 450 postcards this next week for distressed houses and continue to follow up on them. 

@Rick H., you're right; they better have more going on. I'm seriously considering a paid list or using the local title company to help me sort my list better...

Any other thoughts?

Hi everyone,

I'm on my 5th week of a tiny direct mail campaign here in Phoenix, AZ. I've mailed 250 people x5 weeks yellow letters. They were distressed houses that I found driving around. 

I've gotten only 2 inquiries about selling thus far. What are your 2 cents, everyone?

1. Is it just that I have to continue mailing beyond 8 weeks?

2. Anyone having success from mailing your distressed homes? Have you found it more efficient to use your local title company for a mailing list? Are they the same?

@Lacie Morris, how does a novice differentiate between a situation that calls for jumping in and learning versus the situation that calls for "mentoring?" I ask because I lately have constantly been struggling with this. I often wonder which is the more efficient route. I feel as if I can certainly learn by making every mistake there is, but what about learning vicariously for speed?

Also, to all you other experienced investors out there, your thoughts? What are your two cents?

My name is Thai Le. I am quite new to the Phoenix area, originally from Ann Arbor, Michigan, and also new to real estate!
