Hello,

I have a deal that I am contemplating in Tuscaloosa AL. Is there anyone here that invest there? Can you please let me know what the market is like? What are some of the biggest industries? Rent for this property is in the $350 - $500 so very cheap it seems.

Hi 

@Bob Green , It's not exactly turnkey. It's a 13 unit property with 11 units occupied, 2 units need a rehab with 2 extra units that can be added but not accounted for. The property is sold as is.

Hello BP community!

I just came across a property that has an ROI of 30% that I need the down payment of 20 - 25% commercial loan for. What are some creative ways that I can use to come up with the money? Does commercial loan allow for me to use my 401K as the down payment? how about gift from family? How does seller finance work?

We currently own a 4plex in Anchorage and will most likely use the money to buy another one if I end up selling the one in GA.

Hello community,

I have a townhouse in Atlanta GA, bought for $100K and can probably sell for $150K. It used to be my primary residence but I moved to AK, and have been renting it for about 3 years now. My family lives there so I don't cash flow at this point, but they are moving out. I'm at a cross road of whether to sell or rent it out. I can probably cash flow  about $200/month if I rent it out.
