Thanks for the wonderful info, folks. This will be my first true out of state investment property hence I don't wanna go too aggressive by doing some hard money full gutted rehab project which I won't have time to take care of if something goes seriously wrong. 

I'm a first-time investor purchasing out of state and had a quick question for those with more experience. When you're looking at properties that only need cosmetic updates (like paint and flooring), do you typically offer close to market value?

I'm trying to run the numbers using the BRRRR strategy, but if I pay market price, it seems like I won't be able to pull out much (if any) of my initial down payment during the refinance. Would love to hear how others approach this—any insights or tips would be greatly appreciated!

Hello BP Community,

Does anyone know how to file a Quit Claim Deed in Northern California, Alameda County specifically? I know I can go through a lawyer but I was told it is a fairly simple process hence want to DIY.

Thanks everyone to answer my questions. I actually cleaned the unit once when I moved out by hiring a professional cleaner. In my opinion, Kitchen area is not dirty at all but there are definitely gonna be signs of someone lived here before. I guess the Tenant was being picky about it and I told the PM to handle it professionally. As for the window blind, I told the PM that if the tenant complaints multiple times, I would just replace it eventually.

Hi BP community,

The property is located in Northern California, specifically in the Bay Area. The tenant signed the lease with the property management company about a week ago. Today, the property management company contacted me and relayed the tenant's concerns:

  1. 1. The tenant reported that the kitchen has minor stains and is requesting that I pay for an additional cleaning service.
  2. 2. A week ago, when I last visited my condo, everything was in order. However, today the tenant claimed that a blind suddenly fell.

My question is, do I need to cover the costs for these repairs?

Does anyone know which insurance company still writes landlord policy in Richmond area/Condo (94804)? I tried contacted a couple of the insurers over the weekend and they all rejected my inquiry.
