Hey Jonah, everything you put into the lease agreement is what the tenants would have to adhere to. You can add additional documents as Exhibits at the end of the lease if need be, but everything should be listed in the lease and all parties will need to sign that document. That will be your governing document for everything. If ever anything changes you can workout an amendment or addendum with the tenants at a later date. Just work with your legal counsel to have the lease capture everything you feel you need. Good luck and feel free to reach out.

What's crackin' BP peeps :)

I am looking to HH my 3 bed, 2.5 bath TH. It is fully furnished.

I finally have a lease to use.

What other documents would you recommend me having?

Should I have an inventory list of everything in the house? Would the tenants need to sign the common and the bedroom inventory list they are leasing?

I know I need house rules that they will need to sign. My question is, how strict/detailed do I want to get? I want to be clear, but I also don't want to sound like a warden.

Is there anything else i should have (when it comes to docs) that i should have to help protect me and my ***...ests?


This is my first time doing this. Y'all's guidance and expertise is very very much appreciated.

Howdy everyone!

I hope everyone had a holiday season they hoped for.

I am looking for a service for hire that will come into my house, analyze my property, and then give me advice on what is worth upgrading/renovating that will maximize the value of my home for selling.

Does this service exist?

If so, what is this service called?

Does anyone have any recommendations in the Las Vegas/Henderson area?

Howdy everyone.

I own a 3 bedroom townhome. I live in 1 of the rooms and looking to rent out the other 2.

I am very busy with my "9to5" and don't have the time to look for and screen potential tenants.

I'd like to find a good property manager here in Vegas/Henderson. Vegas isn't know for the best property managers.

I'm looking for one where their customer service not just to me but my tenants are top priority.

Does anyone have any suggestions?
