 Hey Sharon - Insurance rates are going to be highly subjective to the person's credit rating, so the seller isn't making any suggestions on this to us.

There are not HOA Fees however, the perspective Buyer of the units could be able to sell the units off individually as they are held in Fee Simple status and have their own "personal" Houston address; then, set up an HOA for a small passive income.

I agree Chaz.  I contemplated the bulk stamp and other alternatives and decided on the personal connection that would be best too.  The letter must be opened, so it is even more important to have a stamp and a quality envelope to encourage the recipient to open that investment we make in direct mailing. Although a post card may be considered differently in that it can be seen, it still makes a personal touch to the recipient to see that a person actually took the time to stamp it. 

We reached out to several mentors we've connected with and that seemed to be the way the professionals were going about the "stamp".

Andrew.  What we have found is that there are 2 size postcards.  We use the larger size which costs .34 postage for the "hummingbird" stamp.  I believe it is .28 for the smaller size card, but please double check me on that.  The "freedom" stamp is .49 and is the one to use for letter size mailers. 

The advise I received was that its all about the ROI. The percentage of those who respond needs to be as high as possible to make best use of direct mail marketing. The time it takes for us to create high volume in mailers, may as well drop the extra dime to get even 1 person extra to call would be worth the $. The post office requires the "bulk" mail be separated in to areas for it to be used and that can be an issue on more time sorting. After 700 count direct mail campaign, no more sorting please!!

I have a question that BP may have an answer that helps me on postcard mailing rates. Do you find it better to use real stamps on cards at .34 vs bulk rate pricing and bulk stamp. Is my money best spent on the regular stamp having a better look for the recipients in your opinion? Most are in my area, but quite a few reach out to other cities in Florida and other states. Any input is appreciated.

We have come across a few different opportunities from the "the latest softwares and tricks" to franchise offers.  I am wondering if we need to get involved with them or just sit on our money and work things on our own. We have experience in different areas of real estate and construction but we are starting new in wholesaling, so we would love to get your insight.

Thanks everyone! I will look into the options, I am familiar with docusign but was not sure if there was a benefit with them over the Adobe version.

We have our "assignment of contract" contract perfected, but I am not liking the actual purchase contract for the property between us and the seller that was suggested  -wholesaling is a different animal than what we have done in the past. Everything looks more complicated than I think it should be. Any suggestions?
