Has anyone seen the "Buyer vesting to be determined in escrow" wording or used an Asignability Adendumn?  Maybe one of Baltimore Pros?

@Chris K. No, he didn't really say why - just offered some alternative wording that I'd never heard of before.  I kinda think he didn't know what he was talking about...

Here is what he said:

"I haven't seen an "and/or assigns" clause drafted in that manner since 80's gurus told students to append buyer vesting with that term. Contractually it's Problematic.

Best practice: "Buyer vesting to be determine in escrow"

Who's still teaching these bad habits?"

Thanks @Christina R. .  I am familiar with the separate assignment agreement, but are you saying that you are going to do a double closing on this one, just because of the skittish seller?

Do you see any negatives associated with being a licensed agent and also a wholesaler?

Would you think most brokers would have a problem with that?

For anyone doing wholesale deals in Maryland.  

When you put a property under contract, do you include an assignability addendum?   Or do you include some wording in the contract such as (and or assigns)?   Some BP pro in California told me that (and or assigns) could be problematic at closing and nobody does that anymore.  Just searching google turned up the idea of a separate addendum, which to me sounds like the way to go.  

So how do experienced Marylanders handle it?

I think you did really well.  Congratulations!

You are very thorough, and hey, you've got to live somewhere - why not get paid for it.  Just save as much of that cashflow as you can and build up a contingency pool.

Write the contract so you (and/or assigns) get clear title at closing.  All liens to be paid out of the 7K at closing.  Buyer would net about 2K.  Are you just thinking he wouldn't go for that?
