Post: Financing rehab of first cash property under LLC

Recently, we bought a house under our LLC for around $5,000 and we paid cash. Now we need to put around $18,000 into it (fire damage) to get it ready to rent. The problem is, this is our first purchase and because we need more money than what the house is currently worth, we're having a hard time finding financing. Our LLC hasn't been in business long enough for the bank to give us any more than a $4,000 credit line, so we still need $14,000.

We're confident that once we get the property fixed up we can refinance it and pay any other loans off and still have money left over.

Any suggestions on how we could get financing for our rehab? Any suggestions would be greatly appreciated!

@Chris Duzan and I formed Soda City Investments, LLC and are just looking for some great deals! Once we find deals, then we'll decide what route we want to take with them. We're actively marketing, looking for deals, and looking for other investors.

That's interesting. Bandit signs seem to be pretty popular, and I see them all over town. I'm guessing those folks either don't know they're not permitted, or simply don't care.

Fellow Columbians, where are y'all finding the best deals on your bandit signs? A quick Google search turned up a few results, but none of them had pricing. Before I started asking them for quotes, I figured I'd try to get some recommendations on here!

For anyone not from Columbia, got any generic suggestions when looking for signage?

Thanks in advance!
