A lot of free content out there, soak up as much free content as possible but action is the key, I was terrified when I started but I knew I had to try some of the stuff I learned.

You can, assignment fees work best in my opinion. This biz is about relationships, if a cash buyer is concerned on how much money you are making as a wholesaler then that's someone you don't wanna deal with any way.

That's why I advertise a price and not an assignment fee because I want the price to be negotiated and not my fee.

From my experience, yellow letters are the best and you can obtain list from info brokers such as ListSource.com and MelissaData.com

On the surface, there's not enough meat on the bone for you to spend a lot time on this deal if you can get all the payoffs

Mortgages and Tax Liens won't matter if they are below the amount of the price that works for you and seller.

Example:

Seller Contract Price: $40,000

Mortgage Payoff: $17,000

Tax Lien: $8,000

Total: $25,000

Which means the seller will receive $15,000 at closing instead of $40,000
