That’s awesome! Deal analysis is key! Here’s a quick breakdown:

  1. Income vs. Costs – Compare rent to all expenses (mortgage, taxes, etc.).
  2. Profit – Check how much money you’ll make after all costs.
  3. Neighborhood – Is the area growing? Look for good rental demand.
  4. Repairs – Estimate what it’ll cost to fix anything.
  5. Plan – Decide if you’ll rent, sell, or hold the property.

Here's about why 7-10 years:

  1. Market Cycles: Real estate typically appreciates 3-5% per year on average. Over 7 to 10 years, that can really add up!
  2. Cash Flow: Owning multiple rental properties can generate consistent income. In fact, 70% of real estate investors report positive cash flow from their investments.
  3. Debt Reduction: With time, you can pay down mortgages, boosting your equity. For instance, owning a property for 10 years could mean significantly less debt and more cash in your pocket.
