Thank you for the advice, I plan on investing once I get a hang of the management side on my dad's property. I plan on getting my real estate license by the end of this year, having access to the MLS will give me a better chance at finding good deals.

Sounds like you are on your way. IMHO the MLS isn't the place to find the best deals.

I would with the appropriate discount.  I would consult an attorney well versed in title to see how it could be corrected & the expense.

What I have concluded so far is that converting existing sqft into an ADU is more cost effective. Spending $100k+ for an ADU can work in very high rent areas to reduce the time to recover the investment.

The last thing I would advise you to do is to buy something (especially a multi fam) and pay retail price. Manage the 4 unit property yourself fora year & learn some acquisition skills in your area to wholesale to other investors while you learn.

You may have better luck with a private 2nd, or Selling partial equity to a partner.

Tenant and seller initial email & text response, appointment scheduling
