You are doing good.  If your son asks, tell him that the other unit needs work in order to make it a nice home.  That's the truth and if he goes inside he will be able to see it for himself.

Congrats on the accepted offer. I hope the inspection goes well along with the viewing of the second unit.  It is more complicated that you know the person in the second unit, and weird that she wouldn't let you see it.  From what you said (aside from your sons being friends), it sounds like you'd be better off with a new tenant.  Raising the rent to fair market value may take care of that.

What do you want to do with the property?  If you want to build on it, post the trailer and see if someone wants to buy it and move it or move it for free.  If there is a mobile home park nearby, with vacant lots perhaps the owner wants to buy it.

The contractor may be right, but unless he's your contractor that you've worked with several times and know; I'd always get more than one quote.

Are the current tenants who are breaking their lease paying rent after they move out?  If not, how much do you get for rent and how much would you lose by having it vacant for a month?  Over the course of the year, the difference in the price of rent may not cover a lost month's rent. 

I've always advertized my place as soon as possible.

Does your lease give her permission to sublet?  She sounds like trouble on multiple levels.  I agree that you need to talk to an attorney and work on getting her out of the house.

If she doesn't want to leave while the work is done, that's her choice.  Make it clear to her what work will be done, how long it will take and that she needs to let the workers do their job.
