You can tell them you will work with them, but give them a date by which they need to be caught up.  

It also depends on why they are behind-did they change jobs, have a medical problem and took time off work or are they just not good at handling their money?  

I have a tenant who lost her job as the restaurant she worked at burned down.  She's also not good at saving money (to quote her "if it is in the bank, I will spend it").  We have a weird system, but it works for us.  Some months she pays her rent a few days early and others she's a few days late...it all depends on when she gets her pay cheque.

How off were the monthly taxes that you go from cash flowing $1000 to 'losing' money every month?

I agree.  If it has been several months, the police don't think this is important.  You've contacted them several times and they haven't followed up.

My bank uses half the rent as the rental income.  They also insist on adding in the cost of heat despite the tenants paying for that.  Find out what your bank does and ask them if you have questions.  Glad you paid off the car.

I'm glad you were able to get someone to look at it quickly.  Hopefully you can find a solution. I would show the report to the tenants and ask them again what happened.  The fact that the kitchen island is damaged in the same area is telling and there is no way they can argue they didn't do that as they admitted to having people standing on it.

I agree with the others that it is a matter of what personal preference.  The other variable is the price of the house.  I hear of people buying houses that are $30K, where I am you'd need at least 3 times that to buy a small apartment.  I have one of mine paid off and the others will be paid off in the next 5-10 years.

The lies are what would bother me, well and 3 dogs.  First saying she has 1 dog, then adding that there are 3 chickens after someone brought it to your attention when in fact there are 3 dogs and 6 chickens.  I'd call her on it and charge her a pet monthly fee or whatever is allowed where you are.  

Chickens are a great source of food for eggs, but as others said depending on the size of the yard-6 might remove the grass; plus if their food is not properly stored, it can attract rodents.

I have places on Vancouver Island and use usednanaimo (it covers the towns where my places are) and kijiji.  The one in Alberta is done by a PM and one of the places they post is kijiji.

You set a precedence by doing the installments for the 2018 water bill.  Do the same for the $600+ bill, but up the amounts being paid.  I would not renew her lease and give her proper notice when it is time.
