I agree with several other posters.  Go to the bank in person and tell them if they don't get this done, you're going to lose the house and they are losing your business. Talk to their boss as well.  It isn't the first time this loan officer is doing a loan, they should know what they need and get it together.

Starting working with another bank.  It can be stressful enough buying a house, that you don't need additional delays and stress.

I'd go for paint.  Get the right paint which may cost a bit more up front, but will save you in the long run.  Go to a paint store where they know what they are doing and tell them you need it for kitchen cabinets.  Preparation is also key, so make sure you sand and prep the cabinets before you paint them.

Make the offer as you normally would.  If they have two low offers that are rejected, sit them down and tell them that they need to put in an offer closer to the list price if they want to get a house.  Hopefully they find a place and can work with counteroffers that are presented.

This happens in my house when it is really cold out (-25C or colder).  As Jimmy said, it is a combination of moisture and cold temps.

I agree with Nathan.  Plus by renting it by the room, if one leaves; you still have some rent coming in.  You can also include cleaning for the common areas (every 2 weeks?) which would up the rent a bit, make sure the place is kept clean and the cleaning person will be another set of eyes to alert you to any potential problems.

Remember that if you leave, all those who remain are responsible for paying the rent-including your portion.  As others mentioned, you are also still on the lease, so responsible for any damage that happens after you leave.

@David Moon  As far as I know you can't apply security deposit to rent, unless they don't pay their last month-perhaps, but then they are no longer tenants.  My guess is the previous landlord/owner pocketed the money.

If the seller doesn't have the cash for the deposit, I'd write to have cash back at closing to cover the deposits.

@Gehmelle Johnson  It depends on the situation. I had one break their lease, they were 6 months into their second renewal,  Her mom got really sick and she had to move back to help take care of her.  Had we not been able to rent the unit in time, she said they would pay the rent until we could.  They left it in great shape when we did the walk through and I was able to rent it without any problems.   

Adding a termination fee and stating that they are responsible for the rent if they break the lease early is reasonable.

You are also supposed to pay interest in the deposit, so make sure that the previous owner includes that when they give you the money.
