Hi Dan,

I'm currently researching the Series 65 license process, and want to have a plan for either starting my own firm or having one lined up that I can hang my license under before I register for the test. I can definitely see that finding/starting a firm will be way harder than passing a test.  Thanks for contributing to my research :)

I have this same question for a $350,000 6-plex in Ann Arbor/Ypsilanti, Michigan. 

I found this lender online, https://www.multifamily.loans/loans-under-1mm that specifically addressed this hole in financing options. I'd love to go with a local credit union/bank, but it's a tough loan category to find a willing lender. Has anyone had any other successes?

@Simon Ruiz it's going well so far! I grew up in Ann Arbor, so it will always have a fond place in my heart. The biggest pro I see of Ann Arbor is the school system, which has a fantastic reputation. I think Ypsi is a great community to go to as a near by, much more affordable, option. There are a lot of great things going on in Yspi. It just seems like Ypsi and Eastern Michigan University are often overshadowed because Ann Arbor and University of Michigan are 20 min away.

Hi @Zachary Metler! I actually did try to call Beal already, but they said they're not taking any more properties at this time. Sounded like maybe they were going to focus on a different aspect of their business.

Hi everyone!

I've been learning, reading, listening to a lot of great BP content over the past 2 years and finally have my first property under contract! What a wild and fun journey to be on!

A common theme is the importance of a good property management company for a successful investment. I have called several and finally talked to one that is accepting new properties, responsive, and professional. It's a smaller property management portion of their larger Real Estate Agency. 

Has anyone on BP had luck in the Ann Arbor or Ypsilanti area finding other good, reliable, reputable PMs? Any names/suggests are most welcome.
