@Vanessa D Guzman, not to beat a broken horse, but don't spend money on this. And definitely don't listen to people with 1 or 2 posts pointing you in "the right direction" (COUGH COUGH @Glenn Ferguson). They may very well be part of the company shilling the course.

@Laura MacDonald, my firm operates nationally and is pretty competitive price-wise.  That being said, It's always helpful to check the local market you're looking to operate in.  Also, most title companies will give you a closing estimate if you give them some basic information about price/loan amount and property location and type, so you can compare them.  The policy premium will end up being the same since they are usually set at the state level.

@Scott H. Kretsch, I currently use my RE license only for referrals.  It will not generate huge dollars for you, since you won't be marketing for leads, but I typically make between 3-18k per year doing just referrals.

@Nick Elder, I don't think a website & social media profile for someone you already know will not do anything.  A business plan on the other hand will be key.  Showing them what the funds will be used for, how it will be secured, and how it will be paid back are key.

@Andrew Cowles, many people will tell you that self-storage is a business and not an asset class, and that in order for it to work, you need to have a good marketing plan in place, and good maintenance staff to keep the facility clean.  I still think it can be done, but like everything else in RE, you'll need a good team in place.

@Deshawn Peterson, another way a financial advisor can help real estate investors is a line of credit.  I use a credit line against my stock portfolio to use as funds for purchase and investment in real estate. The low interest rate I get from these funds is very appealing to me, and helps me scale quickly.

@Justin Stewart, Blumberg.com has a form you can download.  I think it's more tailored to downstate/NYC, but it's probably a good place to start.  You could also find a local lawyer for the first lease, and use that as your template moving forward.
