Hello Jay. When I started 20 years ago I did exclusive wholesale deals. At that point t I was green and knew nothing of the business so I played it safe. I had a real estate agent that brought me deals that we closed on quickly, cash and sold to other investors quickly. I stayed away from anything that was potentially going to put me in a cost carry situation. 

Now I will take a deal based on the potential itself. Be it wholesale, fix and flip, buy and hold whatever I evaluate from there. 
I’ve been using Podio as my foundational tool because of the flexibility to add marketing resources, track my performance and get the vital data that I need on a property within an instant. This allows me to keep up with the response time it takes against other investors using systems.  Lots of folks stay away from Podio as they feel it’s cumbersome or possibly they just don’t understand how to narrow the workflow focus to meet their needs. I revel in the fact that I can scale up or down at any time with it.

1. Lack of understanding of the basic investment workflow

2. Going straight to fix and flip or buy and hold when they should be doing wholesales first to gain capital.

3.  Not having a scalable CRM system that will allow them to keep up with the quick demand of response in the business by investors that do have.

Yes Podio is good especially for using as a hub for several lead harvesting sources. I’ve used Podio for over 12 years now.

I have been using Podio for over 12 years now and have found it to be scalable to meet my needs. Best advice to give you is to have a system that follows the progression of a wholesale operation. By following the workflow, you should be able to gather leads from as many sources as needed, auto follow up with those leads until you get a response, make a quick evaluation of the property with comparisons and quickly decide if you want to make an offer, send the offer for consideration and once you get an assignment, create a deal to share with your buyers. If you have to go through too many spreadsheets, databases and word processors you will be confused and your timing will falter.  Someone else with a robust system has already beat you to it.   Make sure the system is scalable because if done correctly, you will grow and want the system to grow along with you.

Best to have a good reliable system in place where you can collaborate with team members, buyers, sellers and to manage your business overall. Once you establish your system you will find it easier to operate from any distance.
