@Marc Freislinger thanks for the advice. Do you think a NEW build is just as it says, NEW or do you think it's new because a second story is added and EVERYTHING is NEW.

1200 sq. ft. house with some reasonable comps, however most are larger and have additional bath rooms. What kind of cost should I expect to: 1. Tear the house down, and start from scratch? 2. Add a second story to the house just like others in the neighborhood? (blow off roof, build up) Both options seem reasonable because the sq. footage will be JUST the same. Cost?

With $100k you can leverage in many different ways. But a goal in mind like @Todd S and @zach Adams said you definitely have to put you goal and plans in perspective. It won't be good without direction and goals first. I'm in Atlanta single and multi are good here, but where I'm from that's not the case. Good luck on investing you're at the right place to get knowledge.
