@Account Closed wholesaling is challenging you have to be persistent. Keep in mind your looking for less than 1% of homeowners in your market that need assistance. Your marketing efforts have to be consistent. Starting out with direct mail is difficult you may want to incorporate text messaging campaigns. The cost is a lot lower and the response rate a lot higher. Gurus try and sell wholesaling as a very easy business launch but its very labor intensive. Please don’t give up, work NY and the surrounding area. It only take one solid deal to give you the money to really launch your business.

i love your question Bria and the majority of the response. One thing you have to think about is it a good time to help people and the answer is absolutely. Most people getting started are so focused on their situation ie.... how can “I” make a profit, how can “I” find a deal, or how can “I” find a buyer. Although these are valid questions the approach to help sellers are often forgotten.


Its always a good time to help people. If this is a part of your goal for wholesaling the time and the conditions should be viewed as opportunities. Bria, yes get started but have the correct perspective.

If you have the tax information from the county assessor's office you can mail that person a letter you skiptrace her and get a telephone number as @Barry Pekin stated. The main thing is to try multiple ways to reach the seller. You know she is already interested in selling and now in need to sell so its just a matter of contacting the owner and timing.

@Brendan Hales You are on the right track. Tax delinquents is a good list one of my first deals where I netted $17k came from a tax delinquent list.

You can pull the San Diego county records. I’m not sure of their process but the list should be free. If you don’t want to do the grunt work you can go to rebogateway.com or listsource.com and pull the list. However this will cost.

@Mike M. I still do deals here in Maricopa County but our marketing dollars go a lot further in Cook County (Chicago), the sellers are extremely more motivated and the market is still in transition so in certain areas the deals are plentiful

@Phil Winn as @Barry Pekin stated you need to look for off market properties so this takes marketing. A Realtor representing you as a buyer agent will get frustrated soon when you start to ask him/her to make lowball offers. Also with a Realtor you are cutting out 3% of what you can make and this is coming from a Realtor.

@Robert Tucker its all about perspective. Yes its more competitive but there are millions of properties and sellers and not all of them will sell with a Realtor. You have to be persistent many people are making money wholesaling including myself.
