I have a line of credit through my father (also a real estate investor) to get my portfolio started. I am curious to see how other investors would use this if it was an option to them. The example below is purely for the ease of a response and not exactly my plan. Line of credit: $525,000 Term: 30 years Interest rate: 4% Payment: interest only Would it be better to use my father as a private lender at 4% for the whole loan plus repairs and be able to purchase between 2-4 investments or should I use him only for down payments and repairs while getting conventional financing through a bank (or refinancing after fixing and leaving just the down payment) and be able to purchase 7-10 properties. Example Purchase Scenario: 3 properties total cost: $525,000 Or 9 properties total cost: $1,500,000 Using 25% down + 10% repairs: $525,000

Mike H. That makes sense. You want to keep the same contractors that you already built a relationship with. Do most investors agree with having only one team of trade handymen? Or is it a good idea to have backups and always get multiple bids. Matt R. I personally am planning to stay away from the north strip. Too high of crime rate in my opinion. Although might stray away from the buy and hold if I see a good deal on a flip. David Krulac Same here, great list. It seems to achieve these puts me in an A/B area which doesn't have that great of returns.
Also is there a way to edit a post? I needed to fix the title from replays to replies. "Auto correct" changed that on me before noticing it
Is there a way to see when someone replies to your post if they do not tag you, but you are the original poster? Seems like I can see when someone tags me online but not on the app. Also is there a way to see all of your own post?

Blair Russell that was my thinking, being able to get around to pretty much any area within 30-40 minutes.

Mike H. Robert Leonard Thank you. Makes sense that the more expensive a neighborhood the better the tenants will be, normally. And the lower end neighborhoods with not so good tenants. I want to start looking for the right balance between the two areas. I know that all over the newbie section it says to stay relatively close to your home to keep managing the property easier. How far would you think is too far for a first income property?

Using the a A, B, C and D house grading system what area would be recommended to be looking into for the best return on investment for a buy and hold investor? Does it make a difference based on your own location whether an A would be better an a B and vise versa? Now for my vegas locals. How about in the Las Vegas and Henderson area? I currently live in the green valley area. How would you Grade the different areas: Summerlin, Green Valley, Henderson, Paradise, North Las Vegas. For the successful buy and hold investors in Vegas what are your average cash on cash and NOI return percentages that you desire?
