Hey Chad, As you can tell from previous replies, the multi family units are mainly located in low income areas. I personally have invested in a few condos in the Green Valley area that is positive cash flowing. The HOA's differ greatly out here and I would make sure if you go the condo route to find out what they cover. I prefer the ones that cover most of the utilities. This helps with higher rent since the tenant won't have to pay extra for these. Let me know if I can help in any way.

The Veer towers in the city center has the rental program in place. There are plenty of high rise rentals available. Were you preferring the hotel-condos on the strip?

With titles recorded on 9/13/16 the sellers wouldn't be able to accept a FHA offer until 12/12/16. If they did accept it before there was never really a contract because of the 90 day rule. I'm not sure of any exceptions to this rule for the other buyer. I have seen people write contracts and date it out to the 90 days when it's coming close to the end. Were you being represented by the selling agent or did you have your own you were working with? Let me know if I can be of any help.

 Hey @Stephanie Hardy Thank you. I did get a chance to meet the tenants before making an offer. That was a deal breaker for me if they didn't seem to be good. I am partnering with a family member on the deal that was bringing cash to fund the deal.

@Dmitriy Fomichenko Thanks and I am excited to see how many I can pick up this year. 

@Mindy Jensen I was just going to knock on everyone's door and ask, but I'm sure most are renters and not the owners living in them. Thanks for the idea on mailing letters, that will be a better way to reach the non-occupying owners.

Just opened escrow on a condo for $105k in Henderson, NV. Thanks to BP I finally decided to make the jump and get my first buy and hold investment property in NV. Doesn't need any repairs and it already has a lease in place for the year at $875. The HOA is at $182. Purchased this one all cash closing escrow on March 31. With all cost factored in using the BP calculators this property should be cash flowing just over $450 per month. I'm happy with the return I'll be getting on this one. I'm thinking of buying another one in this complex once I close on this one. I'll keep this post updated as we go through inspections and get through to closing.
