Two 4 unit properties (total of 8 units) are available for sale for a total of $500,000.00.  This is an off-market deal by a private investment company. The properties are currently vacant and need cosmetic repairs for immediate rental. Will produce a good cash flow after repairs. Each unit is two bed and one bath and approximately 800 sq ft.

There is an opportunity to purchase an office building for a deep discount but it is vacant and needs some cosmetic rehab. Great location and good cash flow once it is leased up. Is hard money the only option to finance a project like this? This is a distressed property listed for $800K and needs $200K for closing costs and rehab. Is hard money the only option? Is there any creative financing that you could recommend? Thank you very much.

Hi Benjamin, I've started out to be an RE investor this year. I joined the GREIA group (https://www.gareia.com/) a few months ago and so far very good. They charge an annual membership fee of $150.00 but it's well worth it. I met with flippers, buy/hold investors, contractors, etc.  They hold meetings at job sites where members can learn and network. I can't speak for other groups in Atlanta. You will see many at Meetup app. But, from the people who are members in other groups, I heard that members in GREIA try to help each other with genuine efforts.

Thank you Hersh. I really appreciate your insight. I guess the purpose of brokerage is not aligned with the purpose of brokerage in general. I’ve looked into wholesaling companies that recruit agents. But I am not sure if this is for me. Would anyone recommend that? Or would it be better to join a traditional brokerage company to begin my career? Thank you and much much appreciated.

Hi, I am taking sales agent test in Atlanta, GA, in about a week. Would you please advise me which brokerage agency would be best for investor minded individuals in Atlanta, GA.  I like residential properties and have special interest in buy and hold strategy. Thank you for your responses.
