What are the best areas in San Diego to buy for cash flow? We're looking for properties that will instantly produce cash flow, and make sense for a long term investment. Also, if anyone would be willing to let me tag along as you look at properties and learn more about the San Diego market, I would love the opportunity.

My wife and I are looking to buy our first investment property with our business partner. All three of us live in California and think it best to invest somewhere close to where we live because it's our first property and we'd like to be able to drive there in case of emergency. What are the best buy and hold markets with good cash flow on the west coast? We'd also be open to Arizona, and Nevada, and we're looking for properties under $100,000. Any suggestions of places to research?

Thank you for the response Chris! You brought up a another subject that we hadn't thought of until you just mentioned it. What you're saying about the lender already having all the paperwork makes a ton of sense. What risks are involved with taking equity out of our house?
