I am looking for someone who may be interested in giving a loan secured by property which is/ will be a working elderly group home. Anybody who has an interest in this kind of investment please feel free to respond. Group homes of this kind receive direct payments from the state. That's a pretty safe bet. This home is in northern NH.

This makes me want to steer clear of North Carolina. In New Hampshire, you either put down a deposit or buy an option. Either way, it is ALWAYS applied to the purchase price. I wouldn't want to hand over ANY money that wasn't going to be credit to the purchase price. The local authorities are going to "nick" you enough for permits etal, don't let the seller do it too.
