The problem with finding a mentor is that most people don't see how it could benefit them. You have to sell yourself on how you can add value for them. Get creative in your pitch. Possibly give up a percentage of your first deal or few deals to thank them for their time. Convince them that you will do future deals with them. Anything to explain that your are about mutually beneficial relationships. There is opportunity, just hustle and sell yourself. I'm in the same boat as you and it has been hard to find someone. I know I am more motivated than 99% of the people breathing, however, I currently only have $20k to start. I worked full time jobs to pay cash for undergrad and grad school. While I was a stupid, I bought my house cash. No student loans, car payment, or mortgage. I'll outwork anyone, so I will continue to be consistent and hopefully someone gives me a chance. Keep grinding and I hope somone gives you a shot as well. Good luck!

@Chauncy Gray I've always wondered about this too. I am brand new to investing, so I have been reading a lot and many people think that it is best to put the smallest down payment as possible, so the tenant can pay everything off for you. They say it doesn't cost them anything and it allows them to purchase more properties. Although understand that view, it actually does cost them something. Opportunity cost, right? The faster properties are paid off, it lowers the total amount of interest, right? That means the amount that could be paid towards interest, would then be put into the owners pocket, right? Tell me where I am wrong, as I'm trying to increase my knowledge and learn from those with more experience.

@Robert Fornwalt I am interested but also new to investing. However, I strongly believe in mutually beneficial relationships, so I'd love to get know experienced individuals who are willing to help and grow together. I'm extremely motivated to learn how to build wealth while creating value for others.

I am interested in REI but I only have $20k to use at the moment. What are some suggestions on how I could get started? In 2014, I bought my house cash and paid for college out of pocket, so I don't have any debt. If anyone could steer me in the right direction, I would appreciate it. Also, I am wondering if anyone has any suggestions on some good books to read or videos to watch that would help. Thanks!
