A little late to this topic but glad I stumble upon it. I'm currently a listing agent on Cap Hill 20002, 20003 zip codes. And have been really considering putting on my wholesaler hat. I had to see how one of my listings was done in action with a wholesale buyer, to really understand the concept of how this works. And its been somewhat of an eye opener I'm curious if any of you guys had any update on deals within the last few months since you posted? Also I would like to add a few of you guys to my end buyers list if interested.

I would definitely run numbers separately each property may look identical but they will be two different monsters in repairs although the market value maybe the same.

I just listed a 4 unit for sale in DC, sold As-is.

@Michael Seeker I wasn't projecting what the rates will be in the next 5-10 years I was simply stating what has been happening right now in regards to the adjustment period with the 5 year arm and also the fact there are caps in place now, so your rate can't just sky rocket because of the market. Another point that I didn't mention before is that you can qualify for a larger loan amount with an arm vs fixed, these are all points I have recently discussed with my loan officer in comparing the best options for me.

I'm currently looking at this for a new construction primary residence, but I do plan to live there over 5 years I'm hearing that currently the adjustments after the 5 years is actually lower or about the same, to the point people are keeping the loans in place. Also there are now caps on how high the rates can go at the time of adjustment.

A buyers agent would be your best bet on getting offers in, contracts have so many legalities even with cash offers, the agent/friend probably didn't take it seriously by it being verbal. An investor friendly buyers agent would be a great asset to your business and little to no cost to you.

I agree with everyone's opinion your attire should reflect the areas you target, being too suited up may intimidate your prospect and not make them feel totally at ease hiring you and vise versa. I always wear something of value on appointments ie nice watch etc. Something that catches the eye, just to show you mean business.

I'm a agent on Capitol Hill DC and yes the H ST corridor is a great area still in the middle of being revitalized where you can find mainly condos and row homes. If you want to be close to shops and dinning there are opportunities especially in the Trinidad and surrounding areas to buy low and sell high at a later date. Depending on what part of MD you work you'll be closer to the major highways and going against traffic which would work in your favor. If you need an agent please feel free to contact me good luck!

thanks @Joel Owens for the input selling to attract buyers price point at 750k it needs the emotional aspect incorporated.

@Ophelia Nicholson that is motivation right there, amazing how the offers came in at different price points. If you invest in DC let me know I'm seeing some nice rehab deals out here some before they hit the market.
