I'm going to be relocating for work 4 hours south of here for about 2 years and I don't want to have to sell my condo which I bought a year ago.
I'm extremely novice at this, but I'm looking to rent it out and need some advice as far as whats legal here in Utah, where I can get the forms, how to do a credit check, application fees deposit, and generally what to look out for?
Condo's Value Estimated $175,000
Mortgage $160,000
Monthly Payment: $960
Monthly HOA: $235
Estimated Rent Value: $1350-$1500
Utilities usually run about $100.

Doing more math I found out I'll be making $47,500 a year (before tax) and my wife will be making about $13,440. So Together about $60,000. My original idea was to rent the home out, even at a negative or no cash flow if necessary so I can hold on to it and pay it down long enough to refinance into a more profitable range... I would be putting my own money into a savings account per month for the property in case of repair or damages or vacancies. Do you still suggest I sell the property? I would really hate to lose it. I want to begin an investment portfolio but I know this home wasn't bought properly to do so. (My original idea was to make a ton in Real Estate and pay it down, but It was more difficult that I bargained for.) Is there any way to keep it for the long-term potential, or am I just beating a dead horse?
