Just curious - in which part of the process was the open permit discovered by the city?

@ Jack Bobeck I was going to say that there HAS to be some streets in that zip code that are better than the rest of the zip, but if potential renter/buyer sees "32209" and immediately rules it out, then the impact is real.

Hello everyone

I am a new believer of passive income through real estate investments. Now located in Jacksonville FL but spent most of my life in NYC. I spent 7+ years in the financial industry (specifically biotech equity) and looking to leverage my experience in financial projections to real estate investing.

Current goal is to get a FT job in either the real estate or financial industry, learn as much as possible about this HUGE city, then seek out a MFH as primary residence and first cash flow property. I have capital to buy 1-2 properties outright but prefer to take out mortgages and preserve my capital for future properties. Hence I'm looking to get into a FT gig ASAP in order to establish an income record to qualify for a good mortgage rate. Someone please correct me if there's any flaw in my logic!

My ultimate goal is to maintain a moderate lifestyle through passive income through rental properties and as a hard money provider. Life goal is to visit all US national parks. Hopefully that's just step one to enjoying nature!

Thanks for reading and would be happy to connect with anyone associated with the Jacksonville area.
