thanks Michael, you know I thought of doing that, my only concern was if some bought it who liked the pool, they would be looking for that fill in money in the form of a price reduction to them.

@Jon Klaus, it will cost about $3000 to make the pool ready and twice that to fill it in and resod. It looks like less than 10% of the neighborhood have pools. How long did it take you to sell yours with the pool?

I'm doing my first flip here in Texas, and I have a pool which all of the investors that I have spoken with say to fill it in. They say it will take about two months longer to sell and I would only get about $2000 more for the house. One of the investors even said that he has flipped homes in this particular subdivision and that he had to fill his pool in because the people over there did not want them. Now all of the realtors that I have spoken with about it say I should keep the pool, it will appraise higher and that it makes no sense to spend money of filling in a working pool. I would appreciate some feedback from you guys on this one please.
