I agree. Well I have built a pretty nice buyers list, and expanded my network to include contractors, other wholesalers, and HML, Private money lender, and REO agents. I am working on my first deal, and I hope to have closed 4 by my 20th birthday on may 22...

Well, it honestly depends. Some markets are on their way up, but some will have a few years before gentrification happens. I think that you just really just have to study your particular market and pay attention to who's redeveloping where. Just take a look at these two articles that I found. This is happening in my own city: Detroit

Wow, thanks for all the encouraging and thoughtful words everyone. I will give all of your responses some thought as I continue to finish school and try... very hard, to find a job. Hey Franklin Lee, where did you find paying internships? I've been looking for those for months...

Thanks for the encouragement guys. And I totally understand. I am not jumping into every industry at once. As of right now I am focusing on real estate and fashion. I am starting in real estate now , and plan to start in fashion after I finish my degree (in about three years), then after the success of each industry progresses, I plan to branch out by either starting the businesses mentioned above or acquiring smaller businesses in these industries and growing them

Thanks Diane. I was always taught that I could always think bigger than what is inside my head at the time. When I wanted to be in the music industry as an executive, I started out wanting to be an A&R, then I wanted to be President of A&R, then Vice President of the whole company then President. I eventually wanted to own my own label. I actually still am striving toward that goal with the formation of my holding company (The Murray Group). So thinking big is one of my many attributes. But many people think that it hinders me.

Well my plans are to start a holding company (The Murray Group) with all of the varying business ventures that I plan to go into including:

Media
Entertainment
Publishing
Real Estate
Fashion
Sports Marketing

I am currently working on a degree from Parsons in fashion merchandising. I am also starting out in residential real estate investing and plan to move into residential and commercial development within 10 years.

I read that Trump had an IPO for Trump Organization, or some other company, and all of a sudden he's a billioaire. How exactly does this work? I know that they probably still have the same amount of cash in the bank, and the same salary, so all of their net worth is tied up in their stock right? So how do these CEOs start to spend to lavishly? Do they sell some of the stock that they had originally retained during the IPO?

I read about many businesses doing an IPO to gain more capital. I know how this process works, but what I dont understand is how the CEOs get rich of of it? I understand that they keep a certain amount of shares for themselves, but what I dont understand is how they start spending so lavishly if all of their money from this IPO is tied up in the stocks? Do they sell a few hundred thousand of their shares and get the cash from that, or do they just keep them.

Are there any HML's out there that doesn't require a down payment?
