So now that I have a more in depth understanding of how a wholesale deal works, I now want to know how to make the deal more attractive to the end buyer. I understand that they will not just buy off of the ARV alone. What other information do I include to make them jump at the offer?

Hi Jeff, I am currently building my buyers list and searching for properties for my first deal. Can you give me some details about your first deal, was it easy... hard, did you do a double closing? Any surprises?

Hey can you give me an example of how you structured financing on your first buy and hold and/or wholesale. I am looking for my first property but because of my age my credit is not really established enough to go after a conventional loan, I also do not have any income. Do you have any suggestions?

It sounds like you are jumping into this head first. I understand your excitement, I am also very excited, and also a newbie. Here is a site that in addition to biggerpockets, helped me tremendously. This guy is an investor in Atlanta and he uses this blog to document his progress from the start to finish of every project that he starts, he has give great advice. How exactly would l I go about getting HUD certified to provide Section 8 Housing? I know there is an inspection, but what else is there to it?

So as we all know, this is an absolute great time to get into real estate. However it is the worst time to get financed. I've studied the industry for about a year or so now and I am ready to make the leap and purchase my first property, however here's the thing... I do not have very much established credit... and not to mention I am getting deeper and deeper into debt being that I am jobless (and looking). Though my debt is small right now, I am afraid that it will affect me being able to get a mortgage or qualify for a hard money loan. What do you suggest I do? Should I wait to get out of debt (about $1,000 worth) or try to go ahead and get my first property (a buy and hold)? I really am ready to do this.
