Post: Tenant pays rent late

Hello, 

I have a tenant who pays rent late every single month. Typically between 11th and 15th of the month no matter how much the rent is. The late fee is currently 5% of the monthly rent. I wanted to increase the late fee to a higher amount to encourage the tentant to pay the rent timely. I didn't see that there was a statutory cap on the late fee. Are you aware of any cases that limit the amount that I can charge for late fee? Thanks.

I own a duplex in Indianapolis, Indiana. The property needs substantial rehab. I don't occupy either side. Are you aware of grants or low-interest loan programs that I could use to do the rehab? I've only seen programs for owner occupied housing. Thanks.

I own a duplex with tenants. I received a notice from my rental property insurance carrier that they will not renew my insurance policy covering my rental unit. I want to keep my insurance carrier. If you have been able to convince your insurance carrier to reconsider not renewing the policy, please give me advice.  Thank you.

I have to serve my tenant with a 10 day notice to quit for a property in Indianapolis. I was reading the eviction statutes and it seems that I have to hand deliver the notice to the tenant or post it on the property. I'm not local to the area at this time so I can't serve the notice. Do you have recommendations for low cost options to post a 10 day notice on the property? Thank you.
