Thanks, that was my understanding, but I’ve gotten mixed responses from in-person CPAs (similar to this thread). I know the IRS guidance just says furnished and listed, with nothing about minimum stays. But it sounds like some CPAs recommend at least 1 to be safe against IRS pushback / a potential audit. Just how necessary is that? Assuming that everything is well documented that we tried our best to get a stay. Also is there any limit to how low we can price the stay?

Interested in folks with STR bonus depreciation loophole experience - how close to the end of year were you able to STR your property? Were you able to claim the depreciation without any bookings?

Looking at an ideal out of state property, but we won’t be able to close until early December. We’re wondering if it’s enough to furnish and list, or if we need actual guest stays. Thanks in advance!
