I like the LOC path as it leaves you making the cash flow while you look for the deal. And leverage your equity when you find the deal, not before.

Take 300k LOC and get a 1.5 mil property that cash flows and still keep the rest growing your portfolio.

 I believe that for Employment, age means you can't discriminate if over 40 but in Renting age isn't a protected class.

So the bellow post is an article about Zillow buying up to 1,000 homes by this years end in Las Vegas and Phoenix.

Shouldn't they be working on making their numbers somewhat accurate instead of being a value indicator and a competitor?

I can see where this gives them a competitive edge.

I can't tell fully but it looks like Radiant Heating.

They warm fluid and then circulate it in tubing that runs in the floors of the home.

This is all about your exit plan then it sounds.

Is it a good rental? If so Refi like the BRRR and take some gains if you 2 want to.

But don't fix it up to to too nice if your renting it if your renting it. That would be a totally different kind of repairs then if your Flipping it.

As for the split of gains I guess 50/50 is fine if you both agree to it. 
Just make sure the money guy gets his money back first and with some profits. Then you can do it again and again.  He is the one with more at risk.

Details, Details, Details.

Who is finding the deal?

Who is Signing the note? Is there a note? 

What is the End Plan?

Who is covering the material costs?

Ect...all of this needs to be known to decided. 

The two of you need to communicate more it seems.

Walk through the entire process with each other, then you will probably have a better idea of what works.
