diversify within RE.

As you make profits, spend them on buy and holds in better neighborhoods than your flipping in.

@George Foster is it possible for an investor to do a ballpark rehab estimate using a per square foot multiplier?

We have tons of 2/1 sfh where I am and it would really help to be able to get within 10% or so of a rehab cost.

Has anyone you know of broken down costs by type? Electric, paint, etc per square foot for ballparking?

I like Brookfield.

You make your money on the buy so if asking is 180k try to get 10-20% off that somehow.

There's some good meet ups in the area. You should have no trouble finding the mom BP.

Love the lisle area. My wife works in Downers part time.  I love poking around the area. Some amazing real estate in your county.

I vote for you to continue the thread. 

My favorite part is you telling where your deals come from. Mls, hud, etc. Telling how many from each type is very intetesting.
