Post: Looking For Lender in Florida

Hello BP Community - I'm currently working on new builds in Florida and I have two duplexes about to be completed in the next few weeks/months.

The duplexes will appraise for ~$550k and I'm looking for a lender to provide a 75% LTV mortgage with no prepayment penalties. Any suggestions for who will provide a competitive offer?

Post: Judgements Liens on a Foreclosed Property

Hello There,

I'm currently looking to buy a Foreclosed property on Auction.com. I've called the County's office and learned there are no tax liens against the property (which is good) but that doesn't mean there aren't Civil or Judgement liens against the property.  I was referred to the Prothonotary but they cannot look up this information when the property isn't owned by a person (in this case, the owner/seller is Quicken Loans).  

Could Civil/Federal/Judgement Liens exist on a property sold by the bank?  And if so, how can I learn about this prior to buying the foreclosed property?

Hello BP Community!

I'm thinking about buying a property in NJ that is in a hot neighbourhood but I'm worried about the tenants.  The seller is claiming the buyer will be responsible for evicting the tenants.  I obviously want the property delivered vacant, but if the Seller is eager to get out, could this be an opportunity to take on his problem and get a great property at a discount?  

Some more specific questions:

   - How hard is it to evict a tenant in NJ?

   - Could there be another reason the seller won't evict the tenants?
