I was listening to the BP Podcast this morning, they were chatting to a couple of guys out of Atlanta, and they mentioned that their first deal didn't quite satisfy the "2% Rule". I have heard of the 1% Rule (rent to purchase value), but not the 2% rule. Can anyone enlighten me?

I think it can be a great idea when you're trying to maintain your property a little better, or perhaps want to keep a stake in the day to day condition of it. Organizing a regular cleaner or gardener etc.

I have found it best to just include it in the advertisement and lease rather than offer it as a choice. Provided the cost is reasonable it shouldn't put people off too much. If you've got a few places clustered you may get a cleaner to do you a pretty good rate too.

Hi all, thought I would gauge interest in a networking evening where a few locals can get together, have a few beers and chat about the local market. Super casual, all about making friendships and learning from each other. If you're keen let me know. 

I am thinking of hosting the first event at the Twisted Trunk Brewery in Palm Beach Gardens this Thursday or Friday.

Hi... I currently hold 4 rental properties and am thinking about how I will go about expanding this little empire of mine. I have listened to a lot of Podcasts (BP & others) and read a lot of books, and there is tons of discussion and coverage on how people become wholesalers, how they run their wholesale businesses, how to get leads as a wholesaler etc. However, I don't hear/see much discussion of people's experience in buying from wholesalers. So I'd love to hear more about being a buyer of wholesale properties....Here are a few questions that come to mind:

1. What good/bad experiences have you had?

2. Are you getting deals below market or have you walked away thinking you should have just gone through the MLS?

3. Have you financed a property purchased through a wholesaler and how did this go?

4. Do you know of any good wholesalers in the West Palm Beach area?
