Thank you for the response. Stessa looks like a solid option. Just curious - did you have a bad experience with RentRedi?


 I have been using Stessa and love it. However, it is missing maintenance tracking functionality.  So, based on some information on BP I tried RentRedi.  I signed up for trial, then quickly discovered it is not useful for what I needed it for.  It has no concept of separate portfolios and a workaround would be horribly inefficient use of my time.  The fact that they got that fundamental basic concept wrong telle me the buildets of the software have no clue about managing rentals and probably got many other things wrong.  Additionally, they claim they have "Apps" for android and iphone, when in fact they are not apps - they are just mobile-specific web sites.  

An additional benefit of using software like stessa or buildium or rentec is end of year tax accounting prep stuff.  My life is SOOO much easier now at the end of the year/preparing taxes.

It's not my intent to disparage the makers of Rentredi, but just trying to save people from wasting their time on software that is not up to th task when there are plenty of others available.

I don't understand.  Sounds like you want to put up a fence.  So put up a fence and pay for it yourself.  Frankly. putting up a fence isn't hard and not sure why it needs a "license".    If you are paying for it you get to choose the contractor.

Your latest post talks about a tenant but the first post discusses the neighbor.   It's unclear to me what problems we're being asked to make suggestions for.

I have rental property in Seattle and you absolutely can evict a tenant for failure to pay rent or for being habitually late with rent.  To say a landlord can’t evict is nonsense.

I think his point was that in the "liberal" cities it is much harder to evict and takes more time and more money than in places that are friendlier to landlords.

Seems to me that a death and probate likely put a stay on the foreclosure.  But I am no attorney.  Zac needs to be told by an attorney or judge that he has to carry out the duties to the best of his ability.  

Bern probably needs to get a lawyer

Depends on the property.  Isle la motte is WAAAY up there and many parts are swampy.  
I have a cabin in milton on lake champlain - I do well with airbnb when I am not using it.  I know a number of people in Milton (VT on the lake) that make good money with STR - but the lakeshore is key.  Not sure if you're thinking of having waterfront or not.

I use Stessa and like it.
I wish it had maintenance management features.  I am in the process of evaluating other software.

If I were in your shoes I would allow them to buy a shed.  If it is a metal shed then they have to remove it when they move out. 
And/or you can approve the shed type.  I don't see a reason to not allow shed.  Assuming you have security deposit in case they leave things in the shed.

Also - make sure they follow setbacks and any other local zoning with regards to the shed.
